Advertising That Works

Advertising works. If I did not think so, you would not be reading this page.

Internet Advertising

Research shows that over 80% of people looking to buy real estate start out by going to the internet. We don't waste our energy on methods that have fallen behind the times. If you want to sell real estate in this new century it has to be done on the World Wide Web.

This website is the main website for Shore Realty. On this site we receive between 700 and 1,000 new targeted visitors looking to buy real estate on the Outer Banks every day. That's between 20,000 and 30,000 potential buyers every month. We also have a network of 15 real estate web sites, some for each town on the Outer Banks and others for different niches. With all of these sites combined we have most of the search terms for real estate covered in the area.

I had a widow call me one time about selling her house. The house had been for sale for over a year and her agent told her he could not sell it.

She had the house built to retire to and it accommodated her disabled husband. They turned the third bedroom into a hot tub room and went overboard with the cherry floors and custom kitchen, to name a few of the extras. There was too much house and too many extras for only a 2 bedroom house.

All her money was tied up in this house and the market did not have a place for a custom two bedroom house. I put a color ad in the local homes magazine and let the ad just keep on running. I only ever received one call on that listing. It was from an agent who lived in the neighborhood but had never seen the house. She and her husband were shopping for a house and had just overlooked this house because she assumed it was the typical two bedroom house. Her husband saw the ad and they bought the house.

This is the only example I know of in 19 years of advertising homes listed for sale in the full color real estate magazines and newspapers where a print ad found a buyer for a particular property. Print advertising has gotten lots of phone calls from prospective buyers and sellers who wanted me to help them but not to buy a house they saw in the ad. The truth is, real estate agents typically advertise your house to get themselves more business. Most agents and companies will gladly advertise your property in the real estate magazines and newspapers just to use it as a way to get buyers to call them. Most of those magazines just go to curious tourists.

Before the real buyers ever get to the beach where they could get their hands on some printed advertising and see the ad for your house, they will have already seen it and researched it on on the internet, if you are listed with Shore Realty.
